12 Best AI Tools for Estate Agents and Property Professionals
Estate agents can use AI for first drafts, photo preparation and organised follow-up. The useful question is whether a tool improves a specific job after the time spent checking its output. A polished description, staged room or automatic reply is not evidence of extra viewings or a completed sale.
This is a research-based shortlist, not a hands-on comparison of twelve products. Official features and pricing pages were reviewed on 4 October 2026. Exact prices below state currency and billing basis; where a local price could not be confirmed, the provider’s pricing link is given instead of an estimate. The worked listing is explicitly fictional.

Write & organiseDraft from evidence
ChatGPT
Descriptions & copy
ChatGPT can draft a description or vendor update from supplied facts. Give it the verified tenure, fees, dimensions and condition information, rather than asking it to invent a persuasive story about a postcode.
The worked example below shows the input, prompt, acceptable draft and missing-information checks. Keep personal customer information out of an initial trial and review business data terms before any real-data workflow.
Google Gemini
Research support
Gemini and Google AI plans can support research and drafting. Follow source links for claims about schools, transport or the local market, and record the publication date. An AI summary does not establish that an amenity, catchment or journey time is accurate for a particular property.
Compare a small set of answers with the original sources and reject unsupported claims before using them in a listing.
Otter.ai
Meeting notes
Otter.ai provides recordings, transcripts and summaries. Use it within your approved recording and privacy process, then check names, amounts, instructions and action owners against the conversation.
A transcript can omit or mishear important words. It is a draft record to review, not a guarantee that every instruction has been captured.
Prepare visual materialShow the property accurately
Virtual Staging AI
Illustrative furnishing
Virtual Staging AI can add illustrative furniture to a room photo. Present the original alongside a clearly labelled staged version. Reject changes to structure, windows, room size, views or defects.
Staging can help explain a layout, but this guide has not established a causal increase in sales or a universal price uplift.
Autoenhance.ai
Photo preparation
Autoenhance.ai offers image-enhancement previews and paid downloads. Compare a representative set of your photos with their originals and assess whether the result remains faithful to the property.
Track accepted images, rework and total review time. No measured “10–20 minutes saved per shot” or universal per-image cost has been established for this guide.
CubiCasa
Floor-plan capture
CubiCasa turns a phone scan into floor-plan products. Check the returned layout, room labels and measurements against an appropriate measurement record before publication.
Its package comparison separates LITE, STANDARD, PLUS and PLUS 3D. Area calculations, branding, file formats and turnaround vary by package; scan time is not the full preparation and checking time.
Matterport
3D tours
Matterport supports captured 3D spaces. Evaluate whether a tour helps explain the particular property and whether the requested sharing and camera capabilities are included in the plan.
Check capture, review, ongoing hosting and retirement of a space. A free trial capture is not proof that public sharing or every deliverable is included, or that a tour will qualify every viewer.
Market & follow upKeep approved facts consistent
Canva
Brochures & social graphics
Canva is useful for reusable brochure and social templates. Keep asking price, availability and verified property facts consistent across exports, and check asset licensing.
AI allowances and team approval tools depend on the plan; a paid subscription does not make every AI feature unlimited.
CapCut
Property videos
CapCut can prepare a walkthrough and captions. Review captions, music licensing and the exact final export. Keep video alterations faithful to the property.
Compare attributable enquiries and the staff time involved before deciding whether this format is worth repeating. There is no guaranteed viewing or sales increase.
Later
Social scheduling
Later can organise scheduled posts. Include a check that a sold, withdrawn or price-changed property will not keep publishing outdated details.
Confirm the number of users, profiles, monthly posts and AI credits you need before choosing a plan.
Tidio (with Lyro AI)
Enquiry chat
Tidio can answer approved FAQs and collect enquiries. Current asking prices, availability and viewing confirmation require maintained sources or tested integrations; the chatbot should hand uncertainty to staff.
Use the customer-service assistant tutorial to prepare sources and test handoffs.
HubSpot
CRM & follow-up
HubSpot offers a free CRM for organising contacts and activity. Check that your team records each enquiry, next action and owner consistently before adding automation.
Do not assume every HubSpot AI capability is included in the free CRM. Product, tier, seat and usage requirements need to match the workflow you intend to run.
Worked example: verified facts to a property description
Fictional training example, not a property for sale: these inputs are invented to demonstrate a controlled drafting process. They are not actual client records, local market evidence or results from a hands-on product trial.
| Supplied fact | Value |
|---|---|
| Reference and asking price | DEMO-HOME-01; £325,000 |
| Accommodation | Two-bedroom flat; one bathroom |
| Measured internal area | 72 m² |
| Tenure | Leasehold; 125 years remaining in this example as at 4 October 2026 |
| Annual charges supplied | Service charge £1,200; ground rent £200 |
| Not supplied | Location, EPC, council-tax band, lease restrictions, charge review terms, parking, outdoor space and accessibility |
Prompt to try: “Write a concise listing draft using only these supplied facts. Preserve the price, area, tenure and charges. Do not add transport, schools, views, parking, outdoor space or accessibility claims. Return missing information as questions for the agent, not as assumed answers.”
Not ready to publish: obtain and verify the location, EPC, council-tax band, lease and charge-review terms, restrictions, facilities and any other material information required for this property. Do not turn missing information into flattering assumptions.
Acceptance check: every numerical and factual statement in the draft must map to the supplied record. The draft must contain no invented station distance, school rating, parking entitlement or “recently renovated” claim. Check charges and tenure against current documentation, have a responsible agent approve the draft, and record the date and source of the approved facts. This illustration is not a complete compliant listing.
Measure whether a tool is useful
Trial one workflow on a small, defined sample. Record preparation time, correction time, accepted outputs and cost per usable listing. Compare enquiries and confirmed outcomes using a consistent measurement period; account for price changes, season and property differences. Do not count automated acknowledgements or test submissions as buyers, viewings or sales.
A paid plan may be unnecessary if a free drafting template and a disciplined review process solve the problem. Conversely, a low entry price may exclude the image volume, seats, active spaces or integration required. Keep final ownership of accuracy and follow-up with your team.
Frequently asked questions
Does labelling an image “virtually staged” establish compliance?
No. It explains an alteration but does not validate the whole image or listing. Keep originals, reject concealed defects or invented structural features, and check current local and portal requirements for the actual publication.
Will AI save an hour or produce more viewings?
Those outcomes depend on your workflow and property mix. Include editing and checking time in the trial, and measure confirmed outcomes. This guide does not claim a tested universal time saving or sales uplift.
Do I need all twelve tools?
No. Identify one repeated problem, trial a suitable tool and check the complete cost before expanding. Avoid paying for overlapping drafting, image and scheduling features that your current software already provides.
Better processes before bigger subscriptions
Verified facts, honest visual material and reliable human follow-up are the priorities. Use software to support those tasks, inspect the output, and keep a tool only when its measured usefulness justifies its complete cost.
Source and pricing review: 4 October 2026. This is research-based guidance, not a hands-on twelve-product benchmark. Stated US dollar rates are not UK quotes; check local taxes, annual commitments, quotas, add-ons and renewal terms. Examples are fictional and do not constitute a complete property advertisement or a compliance assessment.
